How Cairnwell Came to Be
Cairnwell began in 2018 when its founders — who had themselves relocated to Koh Samui from abroad — realised how difficult it was to find reliable, honest guidance for island property rentals. The typical process was opaque: listings were often outdated, viewings felt rushed, and few agencies were willing to point out the shortcomings of a property alongside its merits.
The name comes from the cairn, those stacks of balanced stones used for centuries as landmarks and waypoints on trails. We liked the idea of something steady and deliberate guiding the way. That is what we aim to be for our clients.
We started with a small portfolio of personally inspected rentals near Chaweng Beach, and over time expanded to offer consultation for longer-term island residents and a caretaking service for those who divide their year between Koh Samui and other places.
We are a small team. That is a deliberate choice. It means we can give every client proper attention and maintain the kind of candid communication we believe people deserve when making a significant decision about where to live.

Based in Koh Samui since 2014. Leads the rental consultation practice and maintains long-term relationships with property owners across the island.

Client Relations
Grew up in Surat Thani and has deep knowledge of Samui's neighbourhoods and seasonal rhythms. Accompanies clients on all viewings and handles initial enquiries.
Tom Mather
Caretaking Lead
Oversees the island caretaking service. Conducts monthly property checks, coordinates maintenance, and prepares the photo reports sent to clients after each visit.

Every property in our short-term portfolio has been visited and assessed by a team member. We do not list properties we have not seen personally.

Privacy & Discretion
Client information is handled with care and never shared with third parties without consent. Our privacy policy details how data is managed.
Documented Caretaking
All property visits under our caretaking service are followed by a written summary and photographs. Records are maintained for the duration of the engagement.

We aim to respond to all enquiries within one working day. For caretaking clients with urgent matters, we respond as promptly as conditions allow.
